Property Maintenance

All of us have a different idea of what a good neighbor is. Some believe a good neighbor is one you can call on for help or to watch your house when you're out of town. One thing that everyone can agree on is a nuisance free property. There are certain basic standards of living that maintain property values, prevent disputes among neighbors, and allow residents to enjoy their homes and neighborhoods. The people of the City of Toledo, through their elected representatives, have enacted these standards into law and they are contained in the Toledo Municipal Code. Some of these ordinances are described in it along with information on whom to call to report concerns.

It is sometimes confusing finding the correct department to call when you have questions or want to report concerns. The following will be helpful in deciding who to call for questions and reporting violations.

REPORTING VIOLATIONS
If you see a violation in your neighborhood and want to report it, contact Nuisance Abatement/Demolition's at 419-936-2020. Most of the complaints received by nuisance abatement did not occur overnight. Therefore, a remedy may not happen overnight. Legal requirements regarding notification of the property owner can sometimes delay action on a complaint. If after a reasonable time period you do not see corrective action on a violation, feel free to call Nuisance Abatement for an update on the status of your complaint. This office will also be able to answer any questions regarding letters or orders received for nuisance violations.

Nuisance Abatement/Demolition responds to complaints concerning:

  • Housing-general exterior repairs and painting
  • Nuisance-external eyesores
  • Zoning-junkyards, illegally parked autos on private property, fences
  • Unfit-interior living conditions considered unfit for human living
  • Rooming Houses-check for permits, sanitary conditions
  • Boards-ups-order board-up of open buildings

Building Construction Permits
Permits are required for all new construction, additions, alterations and demolitions. This includes all work to electrical, plumbing and mechanical systems. Call Building Inspection at 419-245-1220

Fences
Homeowners are required to obtain a permit for all fences no matter what the value is. For fence regulations please click here 

Garage/Sheds
Building permits are required for all sheds and garages if the size is larger than 199 sq. feet or the value of materials and labor is $750 or greater. For garages/sheds regulations please click here 

Licensing
Laws in Toledo dictate that all persons performing construction work in Toledo must hold a license. Homeowners who intend to contract with a person and/or company to do any alteration to their home, fence, swimming pool, electrical, plumbing or mechanical systems are encouraged to call 419-245-1220 to verify that the required licenses are held. These laws are for the protection of the owner. Commercial electrical, plumbing and mechanical work also requires licenses.
